Real Estate
Real Estate is our bread and butter. We started out specializing in short sales and distressed residential properties and have since added several other strategies to our portfolio. Most importantly, we know how to thrive during a recession! We provide our investors with a range of short-term and long-term, domestic and international real estate investment opportunities. While our operations have traditionally been focused on the US market, we are beginning to look at international opportunities as well.
Residential
Our residential strategy focuses primarily on distressed situations such as short sales and rehabs, but we are also exploring new developments in up-and-coming or prime neighborhoods where there are opportunities to increase value per sq ft. New developments will use state-of-the-art construction techniques to decrease construction time, increase building quality, and improve operational efficiency.
Commercial
Our commercial strategy is two fold: 1) Urban infill focused primarily on mixed use and/or walkable communities in urban areas or suburbs near urban areas that are themselves urbanizing with increased population density, and 2) multifamily residential units focused on short term & corporate rentals.
Land
As a scare, finite recourse, farmland has been one of the best long-term real estate investments in the United States historically. There's a reason institutions and wealthy individuals have been on a land grab recently. Our land strategy is twofold. The first being urban infill and the second, rural land. We look for undervalued undeveloped land to either improve and flip or hold, and possibly lease, until the value appreciates.
Opportunity Zone Fund
Opportunity Zones were created by the Tax Cuts and Jobs Act of 2017 to incentivize long-term private investment in designated communities in need of capital investment. Our existing RE investment strategies can also be used to invest in these zones. Upon realizing a capital gain, investors have 180 days to invest their gain in an Opportunity Fund. By investing in Opportunity Zones through a Qualified Opportunity Fund, investors receive various tax benefits.
SHORT-TERM FINANCING
Our short-term financing investments primarily focus hard money and construction loans for residential and multifamily developments with strong fundamentals and/or in high growth areas .
